Job description

My client is the developer of Kingston Village, Queenstown, and is preparing for a residential land release at Kingston which is located near Queenstown’s popular Southern Lake Growth Corridor.

When fully developed it will represent a new, well designed, residential community that will transform the existing township. The completed development will provide for 750-800 residential lots, parks and reserves, bike tracks, playground, primary school, employment precinct, boat storage and a small commercial precinct of local shops including a cafe and convenience store.

The project has reached a crucial phase necessitating in a permanent presence in Queenstown for daily project management and acting as the on-site point of contact to ensure the successful delivery of this essential project.

This role requires an experienced Project Manager or Development Manager who has proven capability in managing the full project lifecycle from early phase concept design, project programming, procurement, contract administration and management of homebuilders from initial conversations through to construction delivery.

The role includes working closely with Queenstown Lakes District Council who are responsible for delivering the enabling Three Waters infrastructure to the site and also liaising with the Kingston Community to keep them updated on the project.

The main goal of this role is to safeguard the investment performance of the Kingston Village residential development and to pinpoint potential future development opportunities.

Key responsibilities will include but will not be limited to:
  • Take responsibility for the management and delivery of development to ensure achievement of business plan objectives, maximisation of net income and overall satisfaction of all parties who will use and benefit from the development.
  • Oversee and manage construction programme more, ensuring adherence to budget, schedule, and quality standards.
  • Coordinate and collaborate with local project consultants such as: engineers, lawyers, planners and project marketing, and home builders.
  • Lead and manage site activities and coordinate infrastructure providers and homebuilders access arrangements.
  • Ensure activities onsite are in alignment with consented specifications.
  • Act as the representative for the owners of Kingston Village including appointment and management of consultants and their fees.
  • Manage or be involved with the preparation of DA's.
  • Work with local authorities to ensure a successful outcome for this project.
  • PCG reporting, budget forecasting and contractual management.
  • Financial management of the project including participating in Budget, Cashflow and Cost management activities.
  • Oversee and manage documents that legally and commercially commit Clients and / or Management/Directors.
To be considered for this fantastic opportunity the ideal candidate will have:
  • Experience as a Project/Senior Project Manager or Development Manager.
  • A minimum of 7 years' experience in similar development and/or projects role preferable in the Queenstown Lakes District, other New Zealand based candidates will be considered, however you will be required to spend the working week in Queenstown.
  • You will have the ability to lead teams to successful project outcomes from early phase concept design, project programming, procurement, contract administration and construction delivery through to turnkey stage.
  • Extensive experience in the resource and building consent process, ideally within the Queenstown market.
  • Ensure that all contractors understand and accept their responsibility to promote a safe and healthy workplace.
  • Possession of a relevant tertiary qualification.
  • Extensive stakeholder management experience is required.
  • Prepare high level reports to senior management.
  • Exceptional written, presentation and verbal communication abilities.
  • Excellent problem-solving ability.
  • Proficiency in working independently with minimal supervision.
