Job description

Kiwi Property is one of the largest listed property companies on the New Zealand Stock Exchange and is a member of the S&P/NZX 20 Index. They have been around for over 25 years and proudly own, and manage a significant mixed-use real estate portfolio, comprising some of New Zealand’s best retail and office buildings.

The success of Kiwi Property is driven by a diverse team of more than 170 professionals who are guided by their values that promote behaviours such as leadership, excellence, approachability, empathy, trustworthiness, and accountability.

As part of their ongoing investment strategy, the business is looking for an Investment Business Partner to join the team on a nine to 12-month fixed-term contract. Investment Business Partners are responsible for providing analytical, valuation, reporting, feasibility and financial modelling support across the business with an emphasis on supporting strategic, transactional and development activities. Investment Business Partners also support financial reporting work streams, including analysis and information required for annual and interim financial results and reporting.

The Investment Business Partner will find themselves with key tasks including but not limited to:
  • Providing input into the property income budgeting process.
  • Assisting with annual and half-year valuation processes.
  • Preparing feasibility analysis for proposed developments.
  • Undertaking returns / valuation modelling to identify if assets meet target financial parameters and how different management actions impact value and returns.
  • Working with the wider Funds and Capital Transactions team providing analytical support on transformational projects.
To be successful in this role you should be able to demonstrate the following:
  • 5+ years’ experience in a relevant discipline, across property valuations, accounting, funds management or investment banking.
  • Strong statistical, analytical and modelling skills, including advanced knowledge of Microsoft Excel.
  • Knowledge of property management processes, particularly relating to shopping centres, development feasibility modelling and reporting of portfolio performance.
  • Ability to effectively manage multiple functions and simultaneous tasks, with strong prioritisation and organisational skills.
  • An appropriate tertiary level qualification (CAANZ, NZIV, CFA qualification or equivalent).
  • Proven track record of success in developing and maintaining strong relationships.
  • Ability to lead projects, with a continuous improvement mind-set.
Career enhancing opportunities with an employer of this calibre do not frequent the market very often. This is a unique chance to join an enviable employer, in a tight employment market. If you are looking for a role focused on delivering key strategic investment and development outcomes for an NZX listed property business, with an ability to assist across capital transactions strategy, this is the role for you.
