An Asian-based alternative investment manager with broad appetite in real estate and corporate credit are looking for an Asset Manager to join their NZ office. The role is primarily responsible for assisting in the ongoing management of the company’s investment portfolio following financial close.
This is a brand-new role and a fantastic opportunity to form part of the manager’s foundation team on the ground in NZ, supported by significant deployable capital. You will report to and work closely with a highly experienced local head.

The responsibilities of the role may include:
- Assisting with monitoring construction projects on a cost-to-complete basis, identifying potential cost escalation and exit risk and assisting with the adoption of strategies to mitigate these risks;
- Proactively assisting in managing and driving investment performance in accordance with approved investment strategy and assisting in the implementation of alternative strategies as appropriate to maximise stakeholder return;
- Reviewing, updating and completing financial models showing feasibility, cashflow, gearing, and internal rate of return analysis;
- Reporting to stakeholders on forecast financial returns, exit strategy and anticipated timeframes.
- Liaising with external consultants and construction contractors to facilitate investment management and performance, attending development Project Control Group meetings;
- Reviewing and reporting on third-party consultant reports such as valuations and quantity surveyors’ reports;
- Monitoring and reporting on asset compliance and performance (monitoring sales, development and amortisation milestones, completing Compliance Certificates and attainment/review of associated compliance reporting documentation such as counterparties’ financial statements, reporting on investment status and return metrics);
- Setting up and maintaining loan spreadsheets monitoring loan drawdowns, balances, interest and fees;
- Monitoring settlements for completed assets and liaising with legal counsel to facilitate settlement and releases of security;
- A tertiary degree in finance, accounting, property, economics or similar
- 5yrs + experience as a property or corporate finance analyst covering debt or equity investments
- Advanced modelling and report writing skills
- Excellent written and verbal communication skills
- A natural affinity for relationship building
- A genuine enthusiasm to learn
